What are some qualities to look for when hiring a real estate agent? Whether you are buying or selling, having your own representation means that your needs and priorities will be kept at the top of the list, your interests are of the utmost importance, and you will be represented fairly. So, what are some great qualities to have in a real estate agent?
#1. Knowledge of the area.
I can’t tell you how many people have hired their cousins, sisters, ex-husband to help buy or sell a house simply because he’s trying to get his business going even though he lives an hour away from where you the property is located. Remember, you’re talking about hundreds of thousands of dollars and this is not the time to give an amateur agent a leg up. You need someone that knows the area and the neighborhood you want to buy or sell in very well.
#2. A licensed real estate agent.
Obviously you want someone that is licensed but you might be surprised to know that some assistance will show homes and write up offers for their real estate broker even though they may not be licensed. In most states, this is not even legal so make sure you’re dealing with an actual licensed agent.
#3. Great listening skills.
You don’t want to talk to anyone that feels they know everything and anything you say Jeff gets brushed aside. No one likes to be spoken to that way. You want someone that looks you in the eye, listens to your needs, and then puts those into practice finding you the perfect home or pricing your home correctly so that you get the best possible profit.
#4. Excellent negotiation skills.
While anyone can take a real estate course and potentially pass, it takes talent and skill to negotiate a real estate deal. This is truly a gift and when you find someone that is an expert and negotiations, hang on to that agent. Whether you are buying or selling, negotiating terms and price as well as any little hiccups that might come along the way is priceless.
The day and age of referrals only, no website and no social media interaction are over. Buyers and sellers want to know that their agent is tech savvy with the latest MLS information, online marketing resources, proficient in MLS searches, and has a general knowledge of all things social media. If you’re selling your property you want as much exposure as possible so simply putting a sign in the front yard will no longer cut it. Your agent needs to know how to market online and to potential buyers all over the place. If you’re buying, you want a buyers agent that is well-versed in the MLS and can help you find the right property through several different means.
#6. Strong references.
I know I just said that referrals are not everything, but they do meet a lot. Buyers and sellers once to feel comfortable that they’ve chosen the right person and references and personal reviews can go a long way. Whether it’s Zillow reviews, Google reviews, or just a recommendation from friends and family, make sure the agent has high references so you know what you’re getting into.
#7. Problem-solving mindset.
I can’t tell you how important this is. There are so many little issues that might arise during a real estate transaction that you need an agent that stays calm, focused, and is an expert at problem-solving. There are so many different parties involved in a real estate transaction that you need an agent that can find solutions and make it a win-win for everybody involved.
You have to be able to trust your real estate agent so if you see them doing underhanded things even for your benefit, chances are they might be doing other things you don’t know about that could get you both in trouble. An honest agent with high integrity is extremely valuable so you want to find someone that does things by the book, is honest and everything, and solely works for you.
